The failure mode
Photo sets and a video still leave a remote buyer guessing the layout. A specialist capture used to mean a tripod, another vendor on the calendar, and a wait. Most agents do not have a 3D pipeline. They have a phone, a listing that goes live tonight, and a buyer who will not fly in for the first look.
How Okita works it
AirVis Studio turns phone footage into a walkable 3D scene — processed on a machine in the office if the seller does not want the house in the cloud. We sit with the agent on the first listing: how to shoot the rooms, how to process, how to share a link a buyer can open without an app. Then either we deliver that walkthrough, or we install the capture-to-publish pipeline and train the team to run the next one themselves. Same three parts as the rest of the practice: train, install, support.

Where the system stops
Okita is not a brokerage and does not list property. We build the capture and publishing system. The agent still writes the listing and walks the buyer through the deal.
